If there is a basement go in there and see if you can smell mold or can see signs of water damage by bad pipes. Finding cheap homes become easier when you have the right tools.
Next see if you will need new sheet rock, new carpet, new fixtures etc. Make sure most of the repairs are cosmetic. One really huge thing to make sure of is the roof. If the singles are old looking and curling up then that means it needs a new roof. You want to stay away from putting on a new roof, not if you don't mind spending $10,000 or more.
One great way by finding cheap homes is by the internet. Not by just looking in the internet but having a program downloaded on your computer that will give you access to the houses that only real investors have access to. You can run by some of these homes by just plan looking on the internet, but the problem is most of these listing are sold by the time you get to them. The software is the key here.
